Setting the Standard in Fall Protection: How Roof Anchor Inspections Help Build Safer Worksites

Safer Heights Begin with Strong Anchors

From washing windows atop city skyscrapers to performing maintenance on commercial buildings, the safety of at-heights workers depends on rooftop anchors. These devices provide secure connection points that may function independently or integrate with other fall protection systems or other exterior access systems.

But these systems aren’t “set it and forget it” equipment. Over time, exposure to the elements, roof repairs, and general wear and tear may affect their condition and performance. That’s why annual Roof Anchor Inspections aren’t just best practice—they’re an Occupational Safety and Health Administration (OSHA) safety requirement that protects thousands of maintenance and construction professionals every year.

Applied Technical Services (ATS) helps clients safeguard their teams, facilities, and operations through engineering-backed Roof Anchor Inspection and Certification programs promoting safety, compliance, and peace of mind.

Proactive Protection from the Top Down

Regular roof anchor inspections can play a critical role in identifying issues before they lead to safety incidents.

Picture a scenario involving a large municipal sporting facility preparing for renovations. The stadium requires certified anchor points for contractors and technicians working on lighting, signage, and general maintenance. During a scheduled inspection, a team of ATS-certified inspectors and engineers identified several anchors showing signs of wear and reduced performance during preliminary testing. Following the evaluation, the team replaces four anchors and installs six new anchors to improve system coverage. Each modification is reviewed and approved by a Licensed Professional Engineer (P.E.), providing a stamped report to the building that verifies compliance with applicable regulations and standards.

Additionally, ATS provides training to stadium staff on proper roof access and harness usage as well as the OSHA required Authorized User Training for all the workers who will be using the system. Shortly after the project’s completion, a major storm hits, challenging the system’s integrity—but every anchor holds firm, confirming the effectiveness of the inspection.

Taking Compliance to New Heights

Roof anchor systems can only protect workers if they are properly installed, inspected, and certified. Without up-to-date inspection documentation, no contractor or maintenance team is legally permitted to work at heights. Simply put, if your anchors are out of compliance, your rooftop or other at-height areas of the building may be off-limits.

The most prominent window washing standards, OSHA 1910.27 and IWCA 1-14.1-2001, require that commercial building owners have their roof anchors inspected and certified annually. Every ATS roof anchor inspection complies with the following standards where applicable:

  • IWCA I-14.1-2001 (Window Cleaning Safety Standard)
  • OSHA 1910.27 (Walking-Working Surfaces)
  • ASME and ANSI Fall Protection Guidelines

Full-Service Support from Inspection to Installation

At ATS, all roof anchor inspections are reviewed and stamped by Licensed Professional Engineers (PE), many of whom hold multiple accreditations and certifications. Our in-house professional engineers ensure each report meets rigorous technical and regulatory requirements.

“Having a P.E. involved from start to finish provides an added level of assurance. It sets us apart,” notes one of ATS’s lead engineers. “Our role is to validate that fall protection systems are functioning as intended and documented accurately.”

Our roof anchor services typically include, but are not limited to:

  • Layout review: Assessing existing anchor configurations for compliance and coverage.
  • Condition evaluation: Checking for visible wear, cracks, corrosion, or deformation that could affect performance.
  • Fastener and weld checks: Verifying structural integrity and identifying surface damage, looseness, or corrosion.
  • Load testing (when applicable): Confirming anchors meet the required performance criteria.
  • Anchor placement assessment: Recommending repositioning or removal and replacement to improve safety and function.
  • Design and installation: We can design and/or install new anchors, repair/replace any that have failed, and certify the anchors before they go into use.
  • Documentation and reporting: Providing detailed, P.E.-reviewed reports for accurate record-keeping and traceable data.
  • Fall protection certification and training: Authorized user training for anyone who is working at heights, rope access training courses, system specific fall protection training, roof access, and harness usage.

Additionally, knowledgeable ATS personnel can help building owners understand compliance requirements.
